As a full-service architecture firm, Paul Cataldo Architecture & Planning PC strives for a high quality final product regardless of the budget. Much of this effort is put forth in the design and construction drawing and specification process. The project is sometimes then turned over to a general contractor.

General Contractors and “Value Engineering”

Contractors are an essential part of the design-build team, but some contractors, in their effort to help reduce costs for the homeowner, will “value engineer” a design. “Value engineering” is a catch phrase for reducing the construction costs (also called “first costs”) of the building. While on the surface, this initial cost cutting may seem valuable, it can often interfere with the long-term vision of a design. Because our firm puts significant effort into reducing the overall life cycle costs of the building, these initial short-sighted cost-cutting measures can negatively impact building quality, durability, and long-term energy efficiency.

To help ensure quality control over the entire building process, Paul Cataldo Architecture & Planning PC offers, as one of our many services, construction management of projects we have designed.

When a general contractor builds a project, typically we provide “construction observation.” This means we are available to answer the contractor’s questions, provide spot visits to the site, and serve as the client’s interpreter of the construction process.

Our firm can also act as a construction manager by providing a constant on-site presence. In this situation, there is no general contractor. Instead, the owner hires each individual subcontractor directly. Then our firm manages the subcontractors, and their costs are passed to the owner with a coordination markup fee.
